Sense9 Terms of Hire
Welcome to Sense9. Please read these Terms carefully. These Terms of Hire and the documents referred to within them, including our Privacy Policy and the digital Guest Guide provided to you after booking, form a binding legal agreement that governs your right to hire, use, and enjoy our private sanctuary and amenities.
1. Formation and Bookings
By booking a stay with us and paying the booking fee in full, you agree to comply with and be bound by these Terms. Once we receive confirmation of your payment, we will confirm your booking by sending you a confirmation email. We reserve the right to refuse any booking for any reason, or to request that you select alternative dates. The legal right to possession and control of the Venue remains with us, and this agreement does not create a tenancy.
2. Check-in and Check-out
We will notify you of any check-in and check-out instructions, including your secure access codes, by email or SMS via the contact details you provide within 48 hours of your booking start time.
For overnight bookings, standard check-in is at 5pm, and standard check-out is at 12pm. If you stay past check-out without our consent, we may require you to leave and charge you an additional fee of $100 per hour or portion thereof outside of your Booking Period.
3. Your Obligations
As a guest of Sense9, you must:

only access and/or use the Venue in accordance with our reasonable instructions;

comply with the Guest Guide and any other information we provide you;

take reasonable steps to minimise disruption to the surrounding area and be discrete regarding sound and visual privacy;

promptly notify us of any damage you cause to the Venue and/or Inclusions.
You must not partake in any of the following prohibited activities:

allow people to attend the Venue who are not named on the booking without our prior consent;

exceed the maximum number of guests set out in your booking (Sense9 is exclusively for two adults);

bring minors to the Venue;

allow pets into the Venue;
-
host events or parties at the Venue.
You acknowledge that many activities carry inherent risks and agree that you assume the risk arising out of your access to and use of the Venue and Inclusions, including your voluntary participation in any activity. The Venue and/or Inclusions may carry risks of illness, bodily injury, disability or death, and you freely and wilfully assume those risks.
4. Cleaning
Cleaning services and corresponding fees are built into the advertised booking price and include both standard and specialised cleaning protocols. Cleaning fees cover cleaning of the Venue and Inclusions, but do not extend to substances or items you bring onto the premises, which must be addressed by you prior to check-out. Additional cleaning fees may apply for careless use of Inclusions or non-adherence to instructions.
5. Payment, Bonds, and Fees
Full payment of the booking fee is required at the time of booking to secure your reservation.
We also reserve the right to require you to pay a Bond. If we incur reasonable, unavoidable third-party costs as a result of your breach of these Terms, including additional costs associated with damage you cause or additional cleaning expenses, we may deduct the additional expense from your Bond, charge your credit card, or invoice you. Liability for breakages or damage to Inclusions, beyond fair wear and tear, will be charged to your credit card.
6. Cancellations
All bookings made with Sense9 are strictly non-refundable. Once your booking is confirmed and full payment has been received, we do not offer refunds, credits, or date changes for cancellations under any circumstances, unless initiated by us.
We may cancel your booking if a Force Majeure Event occurs, or if you breach these Terms or the Guest Guide.
7. Liability and Indemnity
You acknowledge and agree that your use of the Venue, including any of its Inclusions, is entirely at your own risk. You release us and our personnel from all claims, actions, proceedings, costs and loss arising from your use of or access to the Venue and its Inclusions, including any personal injury, death, illness or property damage. We accept no liability for loss of or damage to your possessions or valuables.
8. General
This agreement is governed by, and construed in accordance with, the laws of Victoria, Australia. The parties agree to submit to the non-exclusive jurisdiction of the courts of Victoria.
Schedule 1 – Estimated Additional Costs

Repair to Venue: Actual cost of labour for repair, plus an additional 10% administrative fee.

Additional cleaning time (Standard Cleaning Fee): $50 per hour.

Additional cleaning time (Non-Standard Cleaning Fee): $75 per hour.

Un-negotiated late check-out: $100 per hour.

All costs in this schedule are billed at full hour increments.
